What is an Electrical Installation Condition Report?
An EICR (Electrical Installation Condition Report) is a survey that reports the condition of the wiring of a property e.g. sockets, switches, lighting and fuse board. These are used by insurance companies, mortgage providers, letting agents and other governing bodies to prove the safety of domestic, commercial and industrial electrical installations. The Report outlines any aspects of the installation which require attention, and shows their priority as below:
C1– Danger present. Risk of injury. Immediate remedial action required.
C2– Potentially dangerous – urgent remedial action required.
C3 – Improvement recommended.
If any Code 1 or 2 faults are present, the overall rating will be ‘unsatisfactory’ meaning there are immediate risks to both the property and tenants. These should obviously be rectified as soon as possible to prevent injury, or legal repercussions if you intend renting the property.

Why have an Electrical Installation Condition Report?
Electrical Installation Condition Reports (EICR) are often referred to as ''landlords electrical certificate'' or ''electrical safety certificate'' and are necessary because all electrical installations deteriorate over time due to a number of factors, i.e. damage, wear, tear, corrosion, excessive electrical loading, ageing and environmental influences.
Also, the rules and regulations for electrical installations change over the years and what was once deemed safe may no longer by the case, i.e. RCD protection. And unfortunately in many cases, alterations are made to electrical installations by unqualified persons which are far from safe, unknown to the present owner.
Consequently, The Health & Safety Act requires that electrical installations are maintained in a safe condition and therefore must have a current Electrical Installation Condition Report. Licensing authorities, public bodies, insurance companies, mortgage lenders and governing bodies may require proof that your property or business is electrically sound and request a current up to date Electrical Installation Condition Report.

How long does an Electrical installation Condition Report take?
It depends on the size of the property. For a two bedroom house, 2 hours is usually enough time to complete a domestic EICR with larger properties taking longer. Whilst the inspection is carried out the power will be turned off for the majority of the time.
What do you need access to?
Our engineer will need good access to the distribution or ‘fuse’ board, sockets, switches, gas meter and water stop tap within the property.
How long until I receive the report?
All our reports and certificate are completed in the office after the raw data has been recorded on site so that the results can be checked and the certificate properly filled out which is normally carried out the following day. The EICR can then be emailed as a pdf file or send in the post at your request.
Is this the same as PAT Testing?
No. PAT stands for Portable Appliance Testing which is simply a check of electrical appliances within a property. PAT testing does not look at the wiring of the property.
